Modernising a Historic Workplace

Located in the heart of London’s financial district, the refurbishment and extension of 41 Lothbury involved transforming a 127,357sq. ft Grade II-listed commercial building into a modern, all-electric workplace while retaining its historic character.  

Situated opposite the Bank of England, the redevelopment combines heritage preservation with contemporary building services design, delivering a first-class office destination.

Brymec Involvement: Supply of multiple mechanical system solutions, including drainage, pipework, and fixings. 

Project Overview 

Working alongside East West Connect, Brymec manufactured and supplied multiple mechanical plumbing systems, supporting the project with technical expertise, manufacturing, and coordinated product supply. 

The project included a complete replacement of the building’s MEP services, refurbishment of office accommodation, upgraded welfare facilities and the addition of a new eighth floor to accommodate relocated plant equipment. The development also targeted high sustainability standards, including BREEAM Excellent certification and the transition to an all-electric building strategy.  

Brymec's Involvement 

Having worked with East West Connect since 2018, Brymec has supported the contractor across a range of technically demanding projects. At 41 Lothbury, this established relationship enabled early engagement, and Brymec provided the technical submissions that helped the project team in selecting multiple systems; including drainage, supply, and fixings 

From cast iron drainage and welded steel systems through to copper and malleable iron solutions, by supplying multiple systems from a single source, Brymec helped simplify procurement, improve coordination and provide consistent technical support throughout the project lifecycle. 

The Challenge 

The project also presented logistical challenges due to its location in the heart of the City of London, directly opposite the Bank of England. Access to site was controlled through a strict booking-in process, requiring close coordination between Brymec, East West Connect and the main contractor’s logistics team. 

By maintaining regular communication and carefully planning deliveries, Brymec ensured materials arrived in line with programme requirements, supporting a seamless supply process throughout the project.

41 Lothbury was a technically demanding refurbishment, combining the challenges of a major MEP services replacement with the constraints of a Grade II listed building. Our long-standing relationship with East West Connect allowed a collaborative approach which helped ensure the project team had the technical support and product availability needed throughout the programme.

The Result

Completed in July 2023, 41 Lothbury successfully transformed a historic City of London building into a modern commercial workspace while preserving many of its original architectural features. 

The selected products manufactured and supplied by Brymec provided the performance, durability and reliability required for a long-term commercial office development.
