Developed by St. James Group, part of the Berkeley Group, White City Living is one of London’s most significant residential regeneration schemes, transforming a former industrial brownfield site into a new mixed-use neighbourhood centred around housing, public green space, retail, and community infrastructure.
Installation of Brymec’s package commenced in December 2025, with completion expected in December 2027.
Located on Wood Lane in White City, the development forms part of the wider White City Living masterplan, positioned next to Westfield London, close to Imperial College London’s expanding campus, and within easy reach of central London.
Phase 4 comprises of three residential blocks containing 503 apartments alongside resident amenities, ancillary facilities and commercial space.
As with many modern high-rise residential developments, the project demanded solutions capable of satisfying stringent performance, compliance and installation requirements. Quality, reliability and programme certainty were essential throughout delivery, reflecting Berkeley Group’s exacting standards and long-term vision for the development.
Brymec's Involvement
Working closely with A&J Ryan Mechanical Services, Brymec submitted a comprehensive technical submittal package. Following review and approval, the specification was successfully secured, and Brymec was appointed to provide the cast iron drainage package for the development.
Our end-to-end technical assistance enabled the project team to assess system performance and compliance before installation commenced.
Throughout installation, Brymec provided ongoing project support, including phased call-offs and delivery coordination. Once installation had made significant progress, Jeremy Douglas, Specification Director, conducted an on-site observation report for A&J Ryan Mechanical Services to review installation standards and support the project’s continued progression toward the next phase of development. This supported A&J Ryan with assurance to Berkeley Group on the quality of the installation.
Berkeley Group’s standards on this development are exceptionally high, which demands the same standard from every supply chain partner involved. Brymec provided a well-supported technical solution from the outset and has delivered consistently throughout the project.
Product Selection
Brymec Cast Iron Drainage was selected due to its suitability for high-rise residential applications where fire performance, durability and long-term reliability are critical considerations.
Following changes to building safety requirements across the UK construction sector, material selection has become an increasingly important element of project design. Brymec’s cast iron drainage system provides a complete A1 fire-rated, non-combustible, whole system solution certified to BS EN 13501-1, offering designers and contractors confidence in the system’s fire performance.
Beyond fire performance, cast iron continues to be specified across major residential developments due to its durability, acoustic properties and long operational lifespan.

White City Living Phase 4 continues to progress successfully. Brymec provided confidence that our selected drainage solution would meet both project and regulatory requirements.
